ALTA is an acronym for the American Land Title Association, a trade organization founded in 1907. Together with the American Congress of Surveying and Mapping, ALTA developed a set of land surveying standards to promote uniformity in surveying across the United States.
By standardizing terms and conditions for title insurance policies, the ALTA survey protects property buyers as well as mortgage lenders who make these purchases possible. These standardized forms have been adopted by all major title insurers, except in those states that require a different but basically similar set of terms.
Essentially, an ALTA survey is a boundary survey that meets stringent industry requirements as it shows elements that would affect land ownership, including easements and rights of way.
